Maintenance Technician

Position Summary
Reporting to the property manager, the maintenance technician’s main responsibilities are to ensure the cleanliness and accessibility of the building, to oversee the preventive and corrective maintenance of various equipment, buildings, and related systems, to perform minor repairs, and, upon request, to carry out work for tenants.
Main Responsibilities
The maintenance worker is responsible for performing the following duties specific to their position:
Ensuring the cleanliness and maintenance of the premises
- Ensuring that the interior and exterior of the building are kept to an exemplary standard of cleanliness;
- Ensuring the safety and access of tenants, visitors, and suppliers to the building;
- Performing minor repairs, such as replacing fluorescent lights or defective parts, adjusting heating, cooling, ventilation, and plumbing systems, as well as the electrical system;
- Ensuring the execution and follow-up of seasonal work;
- Perform routine maintenance work, such as painting and repairing various architectural elements of the building (doors, door handles, floor coverings, faucets, etc.);
- Notify the Building Manager in case of anomalies.
Perform preventive and corrective maintenance on equipment.
- Upgrade equipment and perform general maintenance tasks as needed on motorized and other equipment: oil changes, lubrication, minor repairs, and cleaning;
- Ensure the proper functioning and smooth running of activities related to the maintenance and operation of the building’s electromechanical systems and follow up on preventive and corrective maintenance of various equipment, buildings, and related systems with suppliers (management of certain service contracts);
- Check the roofs of all buildings and drains and report any anomalies;
- Check the various components of the buildings and note any anomalies, such as plumbing, electricity, lighting, emergency lighting, pumps, fire alarm panels, sprinkler systems, fire extinguishers, windows, signs, water valves, parking lot display panels, and road conditions. Attend annual fire and sprinkler system inspections with the security team. Follow up to make corrections when necessary;
- Check that the building’s smart systems are working properly (HVAC controls, camera system, door access, lighting, and irrigation) and ensure that these systems are updated. Call on external suppliers when necessary and after discussing with your immediate supervisor.
Customer service
- Respond to service requests from existing office tenants, mainly complaints about comfort, water leaks, door repairs, blinds, etc., and commercial tenants for specific needs such as waste removal.
Skills Profile and Required Qualifications
Education/Experience/Certification
- DES or other relevant education;
- Minimum of 3 years of relevant experience in a position with similar responsibilities.
Knowledge
- Knowledge of electromechanics and the operation and control of air conditioning and heating units.
Required skills and abilities
- Very good French, functional English;
- Available 24 hours a day for emergencies;
- Motivation, autonomy, and organizational skills;
- Excellent customer service.
