Maintenance Technician

Position Summary

Reporting to the building manager, the main responsibilities of the maintenance lady/man are to ensure cleanliness and access to the building, to see to the preventive and corrective maintenance of the various equipment, buildings and related systems, to carry out minor repairs and, on request, work for tenants.

Main Responsibilities

The maintenance man/woman is responsible for performing the following functions, specific to his/her position:

Ensure cleanliness and maintenance of the premises

  • Maintain the interior and exterior of the building to an exemplary level of cleanliness;
  • Ensure security and building access for tenants, visitors and suppliers;
  • Carry out minor repairs, such as replacing neon lights or defective parts, adjusting heating, cooling, ventilation, plumbing and electrical systems;
  • Ensure the execution and follow-up of seasonal work;
  • Perform routine maintenance work, such as painting and repairs to the building’s various architectural elements (door, door handle, floor covering, faucet, etc.).
  • Notify the Building Manager of any anomalies.

Perform corrective preventive maintenance on equipment

  • Upgrade equipment and perform general maintenance tasks as required on motorized and other equipment: oil changes, lubrication, minor repairs and cleaning;
  • Ensure the smooth running of activities related to the maintenance and operation of the building’s electromechanical systems, and follow up on preventive and corrective maintenance of various equipment, buildings and related systems with suppliers (management of certain service contracts);
  • Check all building roofs, drains and report any anomalies;
  • Check various building components and identify anomalies, such as: plumbing, electricity, lighting, emergency lighting, pump, fire alarm panel, sprinkler system, fire extinguishers, windows, signs, water valves, parking lot signs, pavement conditions). Attend annual fire and sprinkler system inspections with the security team. Follow-up on corrective action when necessary;
  • Verify the proper functioning of the building’s intelligent system (HVAC controls, camera system, door access, lighting and irrigation) and ensure the updating of these systems. Call upon external suppliers when necessary and after discussion with immediate supervisor.

Customer service

  • Respond to service requests from existing office tenants, mainly comfort complaints, water leaks, repairs to doors, blinds, etc., and commercial tenants for specific needs such as junk removal.

Skills Profile and Required Qualifications

Training / Experience / Certification

  • DES or other relevant training;
  • Minimum 3 years’ relevant experience in a position with similar responsibilities.

Knowledge

  • Knowledge of electro-mechanics and the operation and control of air-conditioning and heating units.

Skills and abilities required

  • Very good French, functional English;
  • Available 24 hours a day for emergencies;
  • Self-motivation, autonomy and organizational skills;
  • Excellent customer service.
